Six Warning Signs of Foundation Problems

Both old and new homes are at risk of foundational issues developing over time. It can happen very gradually, so it is important to keep an eye out for any seemingly small changes.

A small crack might seem harmless, and sometimes it isn’t cause for concern, but it doesn’t take much for a small crack to grow into something bigger. Stay informed about the common signs of foundation problems so you can stay one step ahead of the curve.

What are the Common Symptoms of Foundation Problems?

Oftentimes, foundation problems don’t show up near the foundation itself. You will start to notice unrelated issues cropping up all around your home. For instance, you might notice the window frame is starting to separate from the bricks, or the door frame moved out of place. Foundation Problem Warning Signs

  1. Interior sheetrock cracks. Cracks appearing in the interior sheetrock in a zig-zag pattern are signs of foundation problems. This can cause the wallpapers to pull away. Cracks also appear at the junction of the wall and the ceiling.
  2. Exterior cracks. Are there any zig-zag pattern or if the cracks are abundant on the outer wall? If yes, then this is a cause of concern. Experts can detect brick cracks or protrusions from the walls.
  3. Uneven floors. Be on the lookout for doors that stick or floors that have become uneven.
  4. Cracks in the floors and tiles. Kitchen and bathrooms typically have widely placed tiles. They are generally hard and last longer, but tiles are also brittle. One or two broken floor tiles are not always a serious concern. However, if there are many cracked tiles, there may be a foundation problem.

  5. Drifting walls. Exterior walls pulling away from the house is a severe sign of foundation problems. Walls that are pulling away need fixing quickly to prevent further damage.
  6. Expansion joint separation. The primary purpose of installing the expansion joint is to compensate for any movement. Movement occurs through temperature fluctuations, humidity, shifting of the soil, and more. If the expansion joints separate, then the foundation may be failing. Expanding joints can cause widespread cracks.
